Qualification Requirements

Everything you need to lease with Flower Box Properties.

Income

Your household must earn at least 3x the monthly rent in gross income.

Credit

A minimum credit score of 660 is required, with a favorable credit history and no open bankruptcies.

Rental History

Applicants must have no previous evictions and no outstanding rent balances.

Criminal Screening

We do not approve applicants with felony convictions in the past six years.

Before You Apply

We want to help you apply with confidence.

What You’ll Need

Please have the following ready:

  • Valid government-issued photo ID
  • Social Security number or card
  • Proof of income (recent pay stubs, offer letter, etc.)

Deposit & Move-In Costs

Here’s what to expect up front:

  • Security deposit (one month’s rent)
  • Pro-rated rent based on your lease start date
  • Pet fees, if applicable (one-time fee + monthly pet rent)

Resident Responsibilities

We’ve got each other’s backs—here’s how we share the work of keeping your home in great shape.

Your Responsibilities

Interior:

  • Use gas, electrical, and plumbing fixtures properly
  • Replace burned-out light bulbs
  • Change HVAC air filters regularly
  • Manage routine pest control

Exterior:

  • Keep trash contained and disposed of properly
  • Maintain the lawn (mowing, edging, etc.)
  • Protect the foundation (e.g., avoid overwatering near the base)
  • Maintain any pool, if applicable*

Plumbing:

  • Handle minor toilet clogs and slow drains

Our Responsibilities

Interior:

  • Repair heating and cooling systems (furnace, AC)

Exterior:

  • Repair fences, garage doors, and roofing issues

Plumbing:

  • Fix leaks and major clogs
  • Repair or replace plumbing hardware and garbage disposal
  • Maintain water heater

Yard Care

Yards are awesome. But they come with extra responsibility. Please help keep your home—and neighborhood—looking its best.

  • Mow the lawn regularly, as needed
  • Water the lawn and plants to keep them healthy
  • Trim shrubs and hedges at least one foot away from the home
  • Clean up pet waste promptly
  • Fertilize as needed
  • Rake and remove leaves and other debris
  • Weed flower beds and hardscape areas
  • Clear snow and ice from the driveway and sidewalks
  • Trim tree branches under 10 feet tall
